Next is an explanation focusing on Shibuya as an office area.
The first characteristic I would like to mention is its low vacancy rates.

As you can see in the , the improvement of vacancy rates in Shibuya ward has been supported by strong demand from IT companies and the like, which is conspicuously higher than in the other four wards.

The second characteristic is the aggregation of IT companies.
As you can see on the map on the right side of the slide, Shibuya has been functioning as the base of many IT companies representing Japan, including CyberAgent, Inc., DeNA Co., Ltd. and GMO.
These IT companies are expected to grow further in the future, so strong demand is likely to continue going forward.

On the other hand, Shibuya has faced the problem of numerous growing companies leaving the area due to the lack of good large-scale offices.
The Tokyu Group will resolve the shortage of office spaces, which has been a problem in Shibuya, by supplying a total office area of 259,000 ㎡ (approx. 80,000 tsubo) through the redevelopment around Shibuya Station.
