New projects

Let me now introduce you to properties opening in the near future.

Totsuka Tokyu Plaza, which opened in April, is located on a prime property in front of Totsuka Station. We participated in the redevelopment project led by the Yokohama Municipal Government as a designated contractor, and were able to see a more favorable performance than expected in the project, in which we own part of the property. We plan to operate Totsuka Tokyu Plaza collectively with the adjacent Saclass Totsuka, which opened in the previous fiscal year. In the Totsuka Tokyu Plaza, we secured tenants such as hands be, and at Saclass Totsuka, Sports Oasis and other tenants. The commercial properties have become a good example in which group synergy is at work as the operation of the properties is conducted by the Tokyu Land SC Management Corp. while management is contracted to the Tokyu Community Corp.

The office portion of the Kasumigaseki Tokyu Building and Futako Tamagawa redevelopment, which are expected to open in the near future, are currently being marketed for leasing. For Futako Tamagawa, 87% of the commercial portion is already filled.

Please note that starting in the fiscal year under review, we are listing the Ikebukuro Higashiguchi Tokyu Building, which is scheduled to open in the fiscal year ending March 31, 2012. This is a reconstruction of an owned building. Also, with respect to the Jingumae Project, which is scheduled to open in the fiscal year ending March 31, 2013, we are currently in negotiations with several potential core tenants to prepare for the start of construction.
